More Room Outside, on a Slab That Stays Put

Concrete patios in Port Charlotte are where much of daily life happens for a big part of the year. A patio might sit under a screened lanai, extend an existing slab out into the yard, or create a level spot for a grill, a table and chairs, or a hot tub. The goal is the same every time: enough room for how you actually use the space, a surface that drains after a storm, and a slab that does not crack and settle away from the house.

Planning the size and shape

Most people underestimate how much room they need. A table for six with chairs pulled out takes roughly a 12 by 12 foot area, and a grill needs clearance from the house and from walking paths. Before we quote, we walk the yard with you and mark the outline so you can see it. We also look at the screen enclosure if there is one, since its footings and door locations shape where the slab can go.

Adding on to an existing slab

Many Port Charlotte homes have a small original patio or lanai slab, and the most common request is to make it bigger. An extension is doweled into the existing slab so the two move together, and the new section is set to match the existing height and slope. The color of new concrete will not match 40-year-old concrete exactly, so we talk through options such as a contrasting border or a colored finish on both.

Building it right

We remove sod and soft soil, compact the base, and set forms so the surface falls away from the house. HomeGuide's slab guide treats a 4-inch slab as standard for patio-type work. Joints are placed on a grid sized to the slab so cracks follow them. Where the patio meets the house, Charlotte County's residential slab page requires termite treatment for flat work one foot or less from the existing structure, and the county requires a permit and inspections for concrete flat work in general. We put both on the schedule.

Finish choices

  • Broom finish: simple, slip-resistant and the lowest cost.
  • Integral color: color mixed through the concrete, often in sand or buff tones that suit stucco homes.
  • Exposed aggregate: a stony, textured surface with good grip.
  • Stained: color applied after the pour for a mottled, natural look.
  • Stamped: patterns that look like stone, slate or brick (see our stamped concrete page).

Patio care

Rinse the patio regularly to keep mildew and algae from building up in shaded areas. Seal colored and stained patios on schedule to protect them from sun fading. Keep sprinklers and downspouts from soaking the edges, and trim back roots from nearby trees before they reach the slab.

Concrete Patios Questions

How long does a concrete patio last?

HomeGuide gives 30 to 50 years for plain, stained and stamped concrete patios. A compacted base, good drainage and regular cleaning in Port Charlotte's humidity help a patio reach the long end of that range.

Can you extend the slab under my lanai?

Usually, yes. We dowel the new concrete into the existing slab and match its height and slope. If the screen enclosure has to change, we coordinate the timing with the enclosure company.

Will the new concrete match my old patio?

Not exactly. Old concrete has weathered for decades, so fresh concrete looks lighter. A border, a colored finish or resurfacing the old section are the usual ways to make them look like one surface.

How soon can I put furniture on a new patio?

Walking on it is usually fine after a day or two. HomeGuide's slab guide puts the full cure at 28 days or more, so we suggest waiting about a week before heavy furniture, grills or a hot tub.
