North Port Concrete, From Swale Drives to New Pool Decks

North Port is one of the fastest-growing cities in the region, and homeowners searching for concrete contractors in North Port are often adding to a fairly new house rather than fixing an old one. The city grew 30.4 percent between 2010 and 2020, to 74,793 people, and covers about 104 square miles. Point2Homes census data puts the median home at 2005, with 42.5 percent built from 2000 to 2009 and another 19 percent from 2010 to 2019. We pour driveways, driveway aprons, pool decks, patios, walks and slabs here, and we repair the older concrete on the streets that were built first.

A GDC city with a long history of lots

North Port started as the Sarasota County end of General Development Corporation's Port Charlotte project. The city was incorporated as North Port Charlotte by a special act of the Legislature on June 18, 1959, and voters dropped "Charlotte" from the name in 1974. GDC platted and sold most of the land, which is why so many North Port streets have scattered houses of different ages, with vacant lots between them that fill in over time. For us that means one street might need a 1980s driveway replaced while the house next door is brand new and wants a pool deck.

Culverts, swales and the right-of-way

North Port handles drainage with a network of roadside swales that carry water to Myakkahatchee Creek and the Cocoplum Waterway, and the city says the system was designed for a five-day, 10-year storm. Driveways cross those swales, so the piece between your lot line and the road matters. The City's right-of-way use permit lists culvert, driveway, sidewalk and concrete slab work, and it makes the applicant responsible for restoring the roadway, right-of-way, swales and adjacent property. A separate culvert permit checklist calls for survey site plans showing drainage elevations and easement lines. We work from those plans, keep the swale flowing, and schedule the inspections the permit requires.

What Ian taught North Port about water

When Hurricane Ian came through in September 2022, the Myakka River reached a record 12.55 feet on September 30, closing a 12-mile stretch of I-75, and large parts of the city were impassable from floodwater. Slabs that sat in standing water for days, or that had sand washed out from under their edges, are a big part of our repair work. When we replace them we rebuild the base, set grade so the slab sheds water toward the swale, and make sure the new concrete does not block the flow path the city's drainage depends on.

Newer homes, different jobs

On a house built in 2005 or later, the original concrete is often fine. What owners want is more of it:

  • Wider driveways for a third car, a boat or an RV pad beside the garage
  • Pool decks for new pools, often with a larger entertaining area than the builder poured
  • Patio and lanai extensions that tie into an existing slab
  • Side yard walks to the gate, the trash cans and the pool equipment
  • Pads for sheds, generators and AC units
  • Repairs on the older streets: broken aprons, settled panels and cracked walks

Wellen Park and HOA streets

Wellen Park, a master-planned community of more than 7,000 acres, and other newer neighborhoods have association rules on driveway finishes and colors. Bring your HOA guidelines to the estimate and we will design within them. North Port is also the spring training home of the Atlanta Braves, so you may see us around the CoolToday Park area too. North Port Questions

Do I need a permit to widen my driveway in North Port?

Work in the city right-of-way, including driveways, culverts and sidewalks, goes through the City's right-of-way use permit, and culvert work has its own submittal checklist. We confirm what your job needs and schedule the required inspections.

Can a wider driveway block my swale?

It can if it is built wrong. The swale has to keep flowing, so a wider drive usually means a longer culvert or a reworked swale crossing. We plan that with the city requirements before we pour.

Can you match a new pool deck to my builder's original slab?

We can tie a new deck or patio extension into an existing slab with a proper joint. An exact color match on plain concrete is hard, so many owners choose a finish or sealer that blends the two.
