Englewood Concrete After the 2024 Storms
Englewood took a hard one-two punch in 2024, and much of our work with homeowners who look up concrete contractors in Englewood is part of a rebuild. Wikipedia notes that Hurricane Helene's rainfall flooded many Englewood houses, and less than two weeks later Hurricane Milton's storm surge destroyed some of those same homes. Driveways, walks and pool decks that sat under floodwater or had their base washed out need to be checked before anything new is built on or next to them. We pour new driveways, pool decks, patios and walks, and we replace concrete damaged by water, debris and heavy equipment.
One town, two counties
Englewood is a census-designated place, not a city, and it straddles the Sarasota and Charlotte county line. Both counties were created in 1921, and Wikipedia says Englewood started out mostly on the Sarasota side before growing into both. That matters for concrete because the right-of-way rules depend on which county your house is in. On the Charlotte County side, the county's standards call for a culvert under all driveways and a concrete apron of 4 inches of 3,000 PSI fiber-mesh concrete over a 4-inch shell base. On the Sarasota County side, a different set of county rules applies. We check your parcel and follow the right one.
Homes from the 1970s and 1980s
Point2Homes census figures show about 28 percent of Englewood homes were built in the 1970s and 26 percent in the 1980s, for a 1982 median year built. Many of those houses have original single-car driveways, small back patios and pool decks that have been patched more than once. When a rebuild is under way, it is often the right time to replace them, because the contractor traffic is going to wear them further anyway. We usually suggest waiting until the heavy work on the house is done, then pouring the final driveway last.
Low ground near the bay
Englewood sits at about 13 feet of elevation, with Lemon Bay, roughly 8,000 acres of shallow water, along its west side. The Lemon Bay Aquatic Preserve was designated in 1986. Lots closer to the bay sit lower and drain more slowly. On those sites we pay close attention to the finished height of a new slab, how it meets the garage floor and the door thresholds, and where the water will go when the next storm comes through. A slab that pitches the right way is worth more than any finish we can put on it.
The Dearborn Street area
The small shopping district along West Dearborn Street, where the street names Dearborn, Harvard and Yale were borrowed from Chicago, is where Englewood's older commercial buildings stand. The town itself was platted in 1896 by three brothers who named it after their Chicago neighborhood. We pour walks, entry pads and small slabs for homes and businesses around the old core as well as the newer subdivisions inland.

Englewood Questions
Which county handles my driveway permit in Englewood?
It depends on which side of the county line your parcel is on. Charlotte County and Sarasota County each have their own right-of-way rules. We look up your parcel and follow the right county's process.
Should I replace my driveway before or after my house is rebuilt?
Usually after. Roofers, dumpsters and delivery trucks are hard on concrete. We can pour a temporary fix if needed and come back for the final driveway once the heavy work is done.
Can flooding damage a concrete slab?
Floodwater rarely hurts the concrete itself, but it can wash sand out from under the edges and leave voids. That leads to cracking and sinking later. We check for undermining before deciding to repair or replace.
